Our roof survey service in Windsor and Maidenhead

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Common reasons to book are debris building up in roof valleys and leaking gutter joints and downpipes, on clay and concrete tiles, flat roofs and chimney stacks.

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

We survey roofs across London and the South East, and Windsor and Maidenhead is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Maidenhead: With Dorney Court about 3 miles south-east, the area around Maidenhead has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you live in an older home near All Saints' Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Roof by roof

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks frequently start there.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Leave it or get it looked at?

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them.

Before you book any surveyor

  • What insurance they carry
  • Their report turnaround times
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft space is looked at, where there is one

What this survey cannot tell you

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • How the roof will behave in every kind of weather
  • A structural engineer’s report
  • Confirmation of asbestos in soffits or cement sheets

Signs you need a roof survey

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

A survey can pick up problems such as:

  • Valley linings that have cracked or split
  • Cracked mortar along the ridge
  • Leaning or weathered chimney stacks
  • Standing water on a flat roof

Windsor and Maidenhead: your questions answered

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Is Windsor and Maidenhead in your area?

Yes. We survey roofs across London and South East England, Windsor and Maidenhead included.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
