Common questions in Brookside

Will you come out to Brookside?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Brookside?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.

How long will you be at the property?

It typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Roof survey in Brookside

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. Common reasons to book are cracked mortar along the ridge and torn or sagging underlay, across flat roofs, ridges, hips and valleys and chimney stacks.

Some older homes in villages like Brookside are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours for most homes, depending on how many separate roofs there are. Around Brookside, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How we price roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • House, block, shop or office
  • Which survey package you book
  • How big the roof is
  • The shape of the roof and its details

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

We will normally ask about:

  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Brookside homes and their roofs

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Chapel of St Mary and St John: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Papplewick School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Ascot station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why act early in Brookside

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. For an older or listed building in a place like Brookside, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. We’ll confirm the figure before booking.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep a record of damp patches and dates
  • Find records of any re-roofing or repairs
  • Move stored items away from the loft hatch
  • Watch for slipped slates after bad weather

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Faults hidden behind ceilings or boarding
  • Asbestos testing of any kind
  • A full building survey of the property

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.
