Roof survey in Windsor: what you get
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, lead flashings and the roof space, and the problems we’re asked to look at most are standing water on a flat roof and lifted, split or missing lead flashings.
Around Windsor, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can be seen safely from the property we are surveying. Tell us when booking if you know of anything shared with next door.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Local roofs in Windsor
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. With St Leonard's Hill about 1 mile south-west, Windsor sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you own a rental within reach of Windsor & Eton Central station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as All Saints Church are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Windsor is about 3 miles south of Slough, in Windsor and Maidenhead. Bookings from Windsor are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Windsor and Maidenhead, large and small. For surveys nearby, see our Reading page.
We survey roofs across SL4 for roof surveys and the streets around it. You’ll find streets such as Athlone Square, Leigh Square and Furness Square, all of which we cover. You’ll find Windsor on the A308 and A332, so it is easy for us to get to. We also cover the places around Windsor: Clewer (1 mile north), Dedworth (1 mile west), Boveney (1 mile north-west), Eton Wick (1 mile north) and Oakley Green (1 mile west). Larger places within reach include Maidenhead (5 miles north-west), Boyn Hill (5 miles north-west), North Ascot (5 miles south-west), Cookham (7 miles north-west), Furze Platt (6 miles north-west) and Broomhall (6 miles south). Windsor is one of the larger places we cover in Windsor and Maidenhead.
Landmarks near Windsor
Typical jobs here are in homes near The Prince Albert pub, Windsor Girls' School and Sutherland Grange, among other places. The nearest railway station is Windsor & Eton Central station, about 1 mile north-east. Other landmarks nearby include Berkshire Yeomanry Museum (1 mile south-east) and Windsor Castle (1.3 miles east). For a walk, there is Bray Pit and Taplow Lake.
Why it is worth a survey now in Windsor
A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. Blocked gutters and downpipes on homes in Windsor overflow onto walls, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Common roof problems in Windsor
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak.
People normally book a survey when they’ve noticed something like this:
- Ridge tiles that have lifted or moved
- Worn or blocked valleys
- Slipped, cracked or missing slates and tiles
- Cracked or blistered flat roof coverings
Take a building like St Edward's Catholic First School: a written record of a large roof helps plan work for the holidays rather than in term time.
Questions to ask before you book
- Whether you get a written report with photos
- Will they check the loft as well as the outside?
- How long the report takes to arrive
- Is VAT included in the price?
What affects the cost of roof surveys
To price your survey, we check:
- The roof’s overall size
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
What to tell us when you contact us
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Dates you are working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.
How it works
Every roof is different; as a rough guide, the survey takes between one and two hours for most houses, and more on a big or complicated roof. If you have questions on the day, just ask. In Windsor, many roofs join a neighbour’s, so we look at what can be seen of the shared parts from your side. Let us know about any known leaks, past repairs or building work as you book, so time on site goes where it is needed.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- We email a written report with photos and recommendations.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Leave a clear route to the loft
- Note where any stains or damp appear
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
Advice
Different roofs, different checks
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- The condition of the rest of the building (that’s a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.

Windsor questions
Do you cover Windsor?
We do. Every survey there gets the same written report with photographs.
How do I find out if my home in Windsor is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.
How long will you be at the property?
Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.
How much does a roof survey cost in Windsor?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
