Roof leak investigations for homes and businesses in Windsor

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it’s safe. The findings are recorded with photos. If you’ve noticed water marks that spread in wet weather and damp patches next to the stack, we can find out what’s behind it.

Strong winds lift loose tiles, slates and ridge pieces in towns like Windsor as anywhere. Many policies treat gusts of about 55 mph as storm conditions, though it varies. Photographs and a written account help you show what happened. Policies usually exclude wear and tear, which is why the age of the damage matters.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Surveys for landlords and agents in Windsor

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the leaking roof, with photos, useful for planning maintenance.

Freeholders and residents’ companies use a roof report to plan and budget.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether rotten timbers meet design loads
  • Leaks that only appear in weather we cannot recreate
  • Water from pipes, tanks or heating systems

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Chimney stacks
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Flat roof details
  • Rooflights and dormers
  • Lead flashings
  • The roof space

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for a house, though large, tall or awkward roofs take more time. Parking in a town like Windsor is normally simple, but tell us if there is a driveway or any restrictions. We look at the roof from the ground and from windows, then from the loft where there is safe access.

  1. You let us know where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Preparing for the visit

  • Make sure we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

What we’re asked to look at in Windsor

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.

Problems we come across frequently include:

  • Wet patches on loft insulation
  • Damp underlay across a wide area
  • Stains around a skylight
  • Staining where a gutter or parapet meets the wall

Take an older house close to All Saints Church: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

  • Which viewpoints they use to see the roof

What a good roof survey covers

Roof leak investigations around Windsor

About 1 mile south-west lies St Leonard's Hill, a reminder of how long the area around Windsor has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you look after a building such as St Edward's Catholic First School, on a building that size, finding the source of a drip means looking well beyond the stain. If you let a flat or house near Windsor & Eton Central station, tracing a leak quickly matters when a tenant is living with it.

Windsor: your questions answered

Does a conservation area affect roof work in Windsor?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What do I need to do before a survey in Windsor?

Not much. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy, and the visit in Windsor can get straight on.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How do I book a survey in Windsor?

To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

How long will you be at the property?

It usually takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

What affects the price in Windsor

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window
