Independent flat roof surveys in Windsor

Flat roof surveys for homes and businesses in Windsor

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. Common reasons to book are outlets that hold water back and ponding water that doesn’t drain away, on EPDM rubber, upstands and outlets and felt flat roofs.

Around Windsor, many garages, porches and extensions have flat roofs of their own. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Felt, rubber and fibreglass coverings each need a different approach. Asbestos testing is not part of what we do, though a report may flag materials that could contain it.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Your questions about flat roof surveys in Windsor

Do you cover commercial flat roofs around Windsor?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building.

Do you carry out roof surveys in Windsor?

We do. The survey and report are the same in Windsor as anywhere else, and visits run on weekdays and weekends.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Practical tips

Over many surveys, some simple habits stand out:

  • Never stand on rooflights or fragile sheeting
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.

Different roofs, different checks

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two for most houses; commercial roofs usually need 3–4 hours. In Windsor, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work as you book, so time on site goes where it is needed.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.

What affects the price in Windsor

Several things affect the price of a survey:

  • The shape of the roof and its details
  • Building height and the viewpoints available
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Getting in touch

When you call or email, these details help:

  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date

A quick phone call is typically the easiest start: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Local flat roofs in Windsor

Within a mile and a half or so of Windsor there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Historic houses such as St Leonard's Hill, about 1 mile south-west, show how far back building in the area around Windsor goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you look after a building like St Edward's Catholic First School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. The streets around a church like All Saints Church are often among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. A roof leak in a hotel or guest house around Windsor means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

Why act early in Windsor

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Extensions and dormers on homes around Windsor often hide the first signs of trouble at their joints with the main roof. A few wet winters later, it can mean new plaster and decorating as well as roof work.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
