- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- A structural engineer’s assessment of the deck
- Hidden layers beneath the covering

Flat roof survey in Eton: what you get
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey EPDM rubber, felt flat roofs and single-ply membranes, and people most often book us about gaps at upstands and abutments and splits, cracks and crazing.
In a village or hamlet like Eton, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Check ceilings under the roof for damp patches
- Keep people off the roof unless they need to be there
- Note where water lies after a downpour
- Have the roof looked at again after a severe storm
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

Do you need a flat roof survey in Eton?
Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.
Common reasons to book include:
- Blocked or damaged outlets
- Blistering in felt or asphalt
- Pools of water lying on the roof
- Edge trims that have lifted or split
The streets around a church like Church of Saint John the Evangelist are often among the oldest in a place, and if your home is one of the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Before booking any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will they check the loft as well as the outside?
- What the report includes, and whether it has photographs
- What’s outside the scope of the survey
Why act early in Eton
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. In a place like Eton, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Prices quoted always include VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Eton, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Keep pets out of the way during the survey
- For flats, check roof access has been agreed
- If you are buying, let the agent know when we’re coming

Advice
What a flat roof survey looks like in Eton
There are several hotels within about a mile and a half of Eton. If you look after one, a leak through a flat roof can put a room out of use. About 0.7 miles south lies Windsor Castle, a reminder of how long the area around Eton has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take a building like Eton Porny CofE First School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Windsor & Eton Riverside station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Eton questions
Does a conservation area affect roof work in Eton?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Eton?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I book a survey in Eton?
Just phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.
Are you insured?
We are covered by professional indemnity and public liability insurance.
How do you inspect a flat roof?
Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Can you survey a flat roof on an office or unit?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
How long is the visit?
That depends on the size and shape of the roof; most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
