Thermal roof survey in Eton: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just ring 07833 053749 or use the contact form with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. Common reasons to book are ceilings that feel colder in places and damp patches with no obvious cause, on insulated roof spaces, loft conversions and pitched roof slopes.

Older buildings in small places like Eton may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a thermal roof survey does not cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Insulation values or heat loss calculations
  • Hidden layers that need to be opened up to check
  • Confirming water without moisture readings

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What we look at

  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Thermal roof surveys around Eton

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Eton has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Anyone responsible for a site like Eton Porny CofE First School will know that big roofs are where close-up aerial shots and thermal images show the most at once. Windsor Castle lies about 0.7 miles south, so building around Eton goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If your house is among the older ones in the streets near Church of Saint John the Evangelist, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Don’t switch the heating off ahead of the visit
  • Note where damp appears and after what weather
  • Keep the report to compare against after any repair
  • Remember the conditions on the day affect the results

Where a pattern cannot be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Questions from Eton

Do you cover smaller places like Eton?

Yes. Eton is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Eton listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s in the survey report?

Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What does a thermal roof survey show?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Landlord and commercial surveys in Eton

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Landlords and agents in Eton book surveys as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at most homes, or half a day or so for a commercial building. For a village or hamlet like Eton, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Show us where any leaks or stains appear
  • Let us know about parking before the day

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • The size of the roof
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Booking your survey

Here’s what helps us most when you get in touch:

  • Your postcode, so we can check access and travel
  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat

Once you know what you need, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
