Roof leak investigation in Eton

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. Common reasons to book are condensation that looks like a leak and drips in the loft during heavy rain, across rooflights and dormers, flat roof details and slate and tile slopes.

Somewhere as small as Eton, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We look at what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Eton: your questions answered

Will you come out to Eton?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does a conservation area affect roof work in Eton?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long does a roof leak investigation take?

It normally takes about one to two hours for most homes, though a hard-to-trace leak can take longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will you definitely find the leak?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Prices for roof leak investigations in Eton

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • Chimneys, valleys, parapets and other details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Getting in touch

A little information up front helps. It helps to include:

  • Access details, like a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

How the survey changes by roof type

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check.

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. In a hamlet or village like Eton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors
  • Let us know about parking before the day

Arrange a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Record whether it leaks in every downpour or only some
  • Mention any plumbing above the damp area
  • Let us know about any past repairs to the roof
  • Protect furniture and flooring under the leak

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Signs you need a roof leak investigation in Eton

Every flat roof covering has a working life. A felt roof frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks often start at the edges, upstands and outlets.

A survey makes sense if you’ve noticed:

  • Brown rings on upstairs ceilings
  • Wet patches high on an inside wall
  • Damp ceilings under a flat roof
  • Water that shows only in certain storms

The streets around a church such as Church of Saint John the Evangelist are often among the oldest in a place, and if your home is one of the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.
