Roof leak investigation in North Ascot: what you get

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. Typical surveys look at staining where a gutter or parapet meets the wall and water coming in around a roof light or dormer, across the roof space, slate and tile slopes and rooflights and dormers.

Houses in smaller places like North Ascot can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. Let us know when it happens when you contact us. Gutters and downpipes on the exposed side are worth a look as well.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

North Ascot roofs and the weather

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in. With St Leonard's Hill about 3.9 miles north-east, North Ascot sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near Chapel of St Mary and St John, lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Ascot station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

North Ascot is about 3 miles east of Bracknell, in Windsor and Maidenhead. Anywhere in North Ascot, we can come and survey your property, on a weekday, Saturday or Sunday. Across Windsor and Maidenhead, we cover North Ascot and the places around it. We also survey roofs in Reading.

Do you need a roof leak investigation in North Ascot?

Condensation is frequently mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, especially where ventilation is poor. Drips from nails and damp underlay are typical signs.

People normally book a survey after spotting one of these:

  • Water dripping from rafters or underlay
  • Wet patches high on an inside wall
  • Damp on a chimney breast
  • Damp underlay across a wide area

For businesses in and around places like The Lexicon, a quick answer on where water is coming in keeps a business running.

  • What’s outside the scope of the survey
  • How soon the report will arrive
  • What happens after the report arrives

What to expect from a roof survey

How we price roof leak investigations

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • Building height and the viewpoints available
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • Access details, like a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, like buying, a leak or storm damage

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Surveys for landlords and agents in North Ascot

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • Water from pipes, tanks or heating systems
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Chimney stacks
  • Flat roof details
  • Rooflights and dormers
  • The roof space

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like North Ascot does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared

Arrange a survey

A quick phone call is typically the easiest start: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

Useful tips for North Ascot property owners

Nothing here needs a ladder. Our suggestions:

  • Let us know what has already been tried
  • Keep water away from lights and sockets
  • Write down the wind direction and rain when it leaks
  • Mention any plumbing above the damp area

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

North Ascot questions

Is North Ascot in the area you cover?

Yes, North Ascot is one of the places we work. The survey and report are the same in North Ascot as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in North Ascot?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What should I do before you arrive?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
