Bracknell: your questions answered

Does a conservation area affect roof work in Bracknell?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Bracknell?

Yes, Bracknell is within the area we cover. Our area covers London and the South East. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak usually shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

How should I prepare for the leak investigation?

Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Roof leak investigation in Bracknell: what you get

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one will not solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. We survey slate and tile slopes, flat roof details and chimney stacks, and common reasons people get in touch are leaks at a dormer or roof window and leaks that appear only in driving rain.

With roofs of every age and type in a place like Bracknell, there are many ways for water to get in: slipped slates, cracked tiles, failed flashings, blocked valleys and gutters, or split flat-roof coverings. Water frequently shows up some way from where it got in, which is why the inside and outside are looked at together. Moisture readings, taken alongside a proper look outside, help track where the water has been.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention any plumbing above the damp area
  • Photograph the stain each time it appears
  • Record whether it leaks in every downpour or only some
  • Leave roof access to professionals

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Keep the loft space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.

Roof leak investigations in Bracknell: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Landlords with a home close to Bracknell station may find that a tenant living with a leak needs the cause found, not just the stain painted over. Take an older house close to Holy Trinity Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you run a business near The Lexicon, a leak can close part of a shop or office, so finding the cause quickly matters.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise to find every leak on a single visit
  • A structural engineer’s report
  • Putting the leak right

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof types and parts we check

  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How the survey works

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. In busier parts of Bracknell, parking can be tight, so let us know about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. The roof is inspected from ground level, from inside and, where it’s safe, from the roof itself, with the drone where it applies.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Leave a clear route to the loft
  • Leave side gates unlocked

Advice

How the survey changes by roof type

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there’s safe access.

What a survey costs

Prices always include VAT. What changes the price is:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

To price your survey accurately, we’ll ask about:

  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
