Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Roof leak investigation in Jennett's Park: what you get

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We are often asked to look into wet patches high on an inside wall and condensation that looks like a leak, on rooflights and dormers, valleys and parapet gutters and flat roof details.

In older homes around places like Jennett's Park, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.

After the visit, you get a report with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Common questions in Jennett's Park

My home in Jennett's Park has a flat-roofed garage or porch. Is it worth having that looked at?

Often, yes, so mention it when you book. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs frequently last around 15–20 years.

Will you come out to Jennett's Park?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Can every leak be traced?

Not always, and we’ll be honest about that. Some leaks hide well, particularly those that need wind-driven rain. If we cannot be sure, the report ranks the possible sources.

Do you use thermal imaging to find leaks?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention.

Landlord and commercial surveys in Jennett's Park

We survey roofs for landlords and agents as well as homeowners. A photo-illustrated written report gives you a clear record of the leaking roof.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What we are asked to look at in Jennett's Park

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.

Look out for signs like these:

  • Staining around the chimney inside
  • Staining where a gutter or parapet meets the wall
  • Drips from nail tips in a cold loft
  • Water coming in around a roof light or dormer

If you look after a building such as Harmans Water Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What a good roof survey covers

When you need someone else

In fairness, a roof survey has limits:

  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Leaks that only appear in weather we can’t recreate

  • The roof space

  • Lead flashings

What happens if roof problems are left?

A leak that returns after a repair typically means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Around Jennett's Park, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.

How the survey works

After the inspection, everything we found is written up as a report with photographs, emailed to you. On timing, it usually takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a survey in Jennett's Park, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Jot down any questions you want answered
  • For flats, make sure roof access has been agreed
  • Buyers: confirm access with the estate agent or seller

Advice

Leaks and storm damage in Jennett's Park

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts.

If you let a flat or house near Martins Heron station, a clear finding on where water gets in helps you brief a roofer right away. For businesses in and around places such as The Lexicon, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
