Chimney surveys for Jennett's Park homes and businesses

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages

Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What to tell us when you get in touch

You don’t need to know any roofing terms. It is enough to let us know:

  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • Where the property is, with the postcode
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

Chimney survey in Jennett's Park: what you get

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We are often asked to look into damp on a chimney breast inside and eroded joints in the brickwork, on lead flashings, shared and party-wall stacks and brick chimney stacks.

In a smaller place like Jennett's Park, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Why get it checked now?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Arranging work in a smaller place like Jennett's Park is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Landlords, agents and block managers in Jennett's Park

Letting agents and landlords in Jennett's Park book surveys as well as householders. A photo-illustrated written report gives you a clear record of the chimney stack, which helps you plan work between tenancies.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Conditions inside walls
  • Flue inspections or sweeping
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls

Signs you need a chimney survey in Jennett's Park

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

We’re often asked to look at:

  • Unused flues sealed without airflow
  • Staining on walls around the chimney
  • Signs that a stack is leaning
  • Pots or cowls that look unsafe

If you look after a shop, office or commercial unit, for instance near The Lexicon, a roof report helps plan work around trading rather than after a leak.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Their insurance cover
  • Whether any drone flown is registered with the CAA
  • Whether VAT is added on top

Jennett's Park questions

How do I find out if my home in Jennett's Park is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

My home in Jennett's Park has a flat-roofed garage or porch. Is it worth having that looked at?

Often, yes, so mention it when you book. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours at a typical home, and more on a big or complicated roof. Some parts of a survey depend on the weather, so a visit to Jennett's Park is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Check the loft hatch can be reached
  • Check pets are kept safely away
  • Unlock side gates and any roof access doors

Roofs, chimneys and gutters in Jennett's Park

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take a building like Harmans Water Primary School: large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like St Paul are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
