Roofs, chimneys and gutters in Binfield

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. Binfield is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

For an older house near a landmark such as Church of St Mark, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Bracknell station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Binfield Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Chimney survey in Binfield: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey lead flashings, shared and party-wall stacks and chimney pots and cowls, and the problems we are asked to look at most are signs that a stack is leaning and gaps in the mortar around the pots.

In a smaller place like Binfield, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Binfield questions

Should a flat-roofed garage or porch in Binfield be checked too?

Frequently, yes, so mention it when you book. Flat-roofed garages and porches are common in new towns like Bracknell, and older felt coverings may be near the end of their life.

Do you survey roofs for landlords with property near Bracknell station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

How do I book a survey in Binfield?

It is easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. We survey seven days a week.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at a typical home, and more on a big or complicated roof. The report is sent afterwards by email.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Useful tips for Binfield property owners

There’s plenty you can do without going near the roof. What helps most:

  • Check that disused chimneys can still breathe
  • Have the flue swept and checked if you use the fire
  • Never climb onto the roof to look at a chimney
  • Keep track of stains on chimney breasts

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

How the survey changes by roof type

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

What affects the price in Binfield

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

What we need to know

Some details help us recommend the right survey and price. When you contact us, tell us:

  • Anything about access we should know
  • Dates you are working to, like exchange
  • What made you get in touch
  • Where the property is, with the postcode

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two for most houses, and more on a big or complicated roof. Some parts of a survey depend on the weather, so a visit to Binfield is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in
  • Keep pets out of the way during the survey
