Roof survey in RG42: how it works
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey lead flashings, flat roofs and chimney stacks, and common reasons people get in touch are slates or tiles that have slipped or broken and torn or sagging underlay.
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours for most homes, depending on how many separate roofs there are.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
What you will pay
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Near you in Priestwood
We work in homes and buildings around St Andrew, The Brakenhale School and Meadow Vale Primary School and the streets around them. Other local landmarks include Market Inn (0.8 miles south-east) and Garth Hill College (0.8 miles east). Priestwood’s nearest station is Bracknell station, roughly 0.8 miles south-east. Nearby you’ll also find The Lexicon (0.7 miles south-east) and Pinewood Hospital (2.9 miles south-west). Not far away are Holt Copse & Joel Park and Heath Lake.
Roofs, chimneys and gutters across RG42
Across RG42, from Bracknell, Wick Hill and Priestwood outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.
We survey roofs across London and the South East, and RG42 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Priestwood: For landlords with property near Bracknell station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Hold on to the report for future surveys
- Don’t climb onto the roof yourself
- Make sure we can open the loft hatch
- Keep a record of damp patches and dates
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Do not block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Why roofs fail
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Look out for signs like these:
- Cracked mortar along the ridge
- Gutters that overflow in heavy rain
- Slates or tiles that have slipped or broken
- Debris building up in roof valleys
When you need someone else
It helps to know what a survey won’t do before booking:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- Walls, floors and services below the roof
Surveys for landlords and agents in RG42
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
How the survey changes by roof type
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.
Questions from RG42
Do you look in the roof space?
If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do you give a life expectancy for the roof?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Can you look at a roof that is joined to next door?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
Will you climb onto the roof?
Only when it is safe. We also use views from the ground, windows and the loft space.
