About our roof survey in Farley Wood
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. If you’ve noticed valley linings that have cracked or split and condensation or damp timbers in the loft, we can find out what’s behind it.
Houses in smaller places like Farley Wood can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What happens on the day
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most homes, depending on how many separate roofs there are. In a smaller place like Farley Wood, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

Advice
Roof surveys around Farley Wood
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like Meadow Vale Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Bracknell station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What this survey cannot tell you
It helps to know what a survey will not do before booking:
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
- The condition of the rest of the building (that’s a RICS home survey)
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.
Roof types and parts we check
- Natural slate
- Clay and concrete tiles
- Ridges, hips and valleys
- Chimney stacks
- Lead flashings
- The roof space
- Flat roofs
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
For landlords and managing agents
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Farley Wood questions
Does a conservation area affect roof work in Farley Wood?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Farley Wood?
Yes, Farley Wood is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
What does a roof survey cost?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you inspect the roof from on top?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
When to book a survey in Farley Wood
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Here are some of the things we see frequently:
- Ridge tiles that have lifted or moved
- Debris building up in roof valleys
- Lifted, split or missing lead flashings
- Slates or tiles that have slipped or broken
For businesses in and around places such as The Lexicon, a dated report on the roof is useful for planning and for any lease discussions.
Choosing a roof surveyor
- What the survey will not cover
- Are they insured for the work?
- Whether VAT is in the quoted price
- Do they have a CAA Flyer ID and Operator ID for drone work?
What we look for on each type of roof
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. We note any lean or loose pots.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.
