Roof surveys for homes and businesses in The Warren

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. If you are worried about standing water on a flat roof and leaning or weathered chimney stacks, a survey will tell you what’s going on.

In a smaller place like The Warren, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later.

Local roofs in The Warren

Bracknell, which The Warren is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Martins Heron station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as St Paul are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

The Warren questions

Does a conservation area affect roof work in The Warren?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to The Warren?

Yes, The Warren is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What does a roof survey cost?

Roof survey starts from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. For a price, call 07833 053749 or send us an email.

Will you climb onto the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Do you test for asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

What affects the cost of roof surveys

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What we need to know

There’s no need for technical words. It is enough to tell us:

  • The type of building and roof, like pitched or flat
  • When you need the report by
  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In a smaller place like The Warren, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey
  • Let us know about any leaks, stains or damp patches you know of

Roof by roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Look for debris in the garden after high winds
  • Keep the report with your property records
  • Don’t climb onto the roof yourself
  • Let us know about past leaks

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Why get it checked now?

A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. On a bungalow or cottage around The Warren, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

What we are asked to look at in The Warren

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

Signs worth acting on include:

  • Lifted, split or missing lead flashings
  • Slates or tiles that have slipped or broken
  • Standing water on a flat roof
  • Leaking gutter joints and downpipes

For businesses in and around places such as The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What to check before booking

  • Are they insured for the work?
  • Whether the loft space is looked at, where there is one
  • What they won’t be able to tell you
  • Is VAT included in the price?
