How a drone roof survey works in The Warren

Drone roof surveys are available in The Warren and throughout London and the South East, subject to airspace checks and the weather. Flights take place on weekdays and at weekends. Every address is checked for airspace restrictions first. The report includes the drone photos and our recommendations. To ask whether a drone survey suits your roof, call 07833 053749 or send us an email. We survey flat roofs on upper floors, large and complex roofs and valleys and parapet gutters, and common reasons people get in touch are blistered or cracked flat roof coverings and wind damage high on the roof.

Older cottages and houses around The Warren may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Leave it or get it looked at?

From ground level, you’re guessing about most of a tall roof. Close-up photos show what’s really there, slope by slope. It is far easier to plan work when you can see the problem. Homes in smaller places like The Warren can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

The Warren questions

Will you come out to The Warren?

Yes. The Warren is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is drone flying allowed in The Warren?

Typically it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying.

How long is the visit?

That depends on the size and shape of the roof; most visits take an hour or two at a house, including the airspace and weather checks before take-off. The written report follows by email.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Useful tips for The Warren property owners

There’s plenty you can do without going near the roof. What helps most:

  • Let us know what you want to see
  • Shut pets inside while we fly
  • Let neighbours know about the flight if your roof is shared
  • Tell us the exact address as you book

Your report arrives by email, with close-up photos from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. Being in a smaller place like The Warren doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You give us the address and tell us about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered

Getting a price

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Drone roof surveys around The Warren

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether the roof structure meets design loads
  • Photos in conditions too poor to fly
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Chimney stacks

Landlords, agents and block managers in The Warren

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

When to book a survey in The Warren

After storms, owners want to know what has moved. Damage on a high or steep roof is hard to judge from the garden. Close-up photos make it clear what has been disturbed.

Signs worth acting on include:

  • Cracked mortar along the ridge
  • Wind damage high on the roof
  • Lead work pulling away at abutments
  • Cracked slates and tiles out of sight from below

If yours is one of the older homes in the streets near St Paul, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What to check before booking

  • Which parts of the roof they’ll actually see
  • How soon the report will arrive
  • Whether VAT is in the quoted price
  • Their track record with similar roofs
