Drone roof surveys for homes and businesses in Sandhurst

We carry out drone roof surveys in Sandhurst and across London and South East England, where the airspace and the weather allow. We fly on weekdays, Saturdays and Sundays. Every address is checked for airspace restrictions first. The report includes the drone photos and our recommendations. To ask whether a drone survey suits your roof, call 07833 053749 or drop us an email with the address. We survey tall and steep roofs, large and complex roofs and chimney stacks, and people most often book us about eroded pointing on a chimney stack and lead work pulling away at abutments.

Before any drone flight in a town like Sandhurst, the airspace is checked on the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. Neighbours’ privacy is part of planning every flight. Flights stay below 120 m (400 ft) and within sight, as the open category requires.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?

Photos from a drone survey show how the roof looks today. Next time, you can compare and see what has moved or worn. It’s useful for planning maintenance over the years. Roof faults found early can be planned for, while one found after water comes through typically has to be dealt with in a hurry.

Every price we give includes VAT. Drone roof survey starts from £400, including VAT. You will know the price for the job before you book.

How it works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours at a typical home, though large, tall or awkward roofs take more time. In Sandhurst, parking is rarely complicated, though it is useful to know about driveways or restrictions. We look at the roof from the ground and from windows, then from the loft where there’s safe access.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Before we arrive

  • If you’re buying, let the agent know when we’re coming
  • Note where any stains or damp appear
  • For flats, make sure roof access has been agreed

Steep slate and tile slopes

Widespread slipping on slate usually means nail fatigue. We can see the extent of it from above.

Ridges and hips

Loose ridge pieces can be lifted in a storm. Spotting them early stops them falling.

Airspace, weather and Sandhurst roofs

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

If your house is among the older ones in the streets near St George's Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. If you look after a building like Sandhurst School, big roofs are where photos from the air and thermal images show the most at once.

Sandhurst questions

Is drone flying allowed in Sandhurst?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

Is my home in Sandhurst listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How much is a survey?

Drone roof survey starts from £400, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

What does the report include?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Checking the roof from ground level

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
