How a roof survey works in GU47
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We are often asked to look into ponding, splits or blisters on flat roofs and lifted, split or missing lead flashings, across clay and concrete tiles, lead flashings and ridges, hips and valleys.
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
What affects the price in GU47

Nearby too are St George's Church (less than half a mile north), Sandhurst Memorial Park (0.5 miles south-west) and The Wellington Arms (less than half a mile south-west). For rail, the closest station is Sandhurst station, about 0.8 miles west of the centre. Roofs, chimneys and gutters across GU47
Homes across GU47 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, and GU47 is well within that. Visits run on weekdays and at weekends.
Sandhurst: The streets around a church such as St George's Church are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Sandhurst station, the gap between tenancies is a good time to have the roof looked at.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the building (that is a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
Landlords, agents and block managers in GU47
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Landlords, agents and building managers in GU47 and across Bracknell Forest can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.
What affects the cost of roof surveys
Prices vary from roof to roof, and it comes down to:
- The size of the roof
- Any need for thermal images or a drone flight
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can be seen safely
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What to let us know when you contact us
What helps most when you contact us:
- Where any leaks, stains or damp patches show inside
- The reason for the survey, like buying, a leak or storm damage
- Your timetable, like an exchange date
- Photos of the roof, taken safely from the ground or a window
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Leave roof access to professionals
- Clear the loft hatch area before we arrive
- Hold on to the report for future surveys
- Let us know about past leaks
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.
Why act early?
Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner.
Questions to ask before you book
- What the report includes, and whether it has photographs
- Whether the inside of the roof is included
- Whether you can ask questions once you have the report
- Their insurance cover
GU47 questions
Is GU47 in your area?
Yes. We survey roofs across London and South East England, GU47 included.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.
Do you give a life expectancy for the roof?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.
