About roof surveys in RG45

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Common reasons to book are valley linings that have cracked or split and cracked mortar along the ridge, across flat roofs, clay and concrete tiles and natural slate.

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Homes and roofs across RG45

Across RG45, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in RG45.

Crowthorne: For businesses in and around places like The Lexicon, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Crowthorne Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Tips that help

From years of surveys, a few habits stand out:

  • Check the roof from the ground after storms
  • Ask about a flat roof on an extension or garage too
  • Gather any paperwork for past roof work
  • Let us know about past leaks

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Prices for roof surveys in RG45

Prices always include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • The height of the building and how the roof can be seen safely

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.

Getting in touch

These details help when you get in touch:

  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, such as an exchange date
  • Any photos you have, taken from ground level or a window

We confirm the exact price before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

Different roofs, different checks

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.

What this survey can’t tell you

It’s a careful look at the roof, not the whole story. The main limits are:

  • Whether the roof structure meets design loads
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

What happens if roof problems are left?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.

What to check before booking

  • What exactly goes into their report
  • Whether the inside of the roof is included
  • Their report turnaround times
  • What experience they bring

Your questions about roof surveys in RG45

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

How long will you be at the property?

On site, it typically takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

What does a roof survey cost?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
