About roof surveys in GU16

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Common reasons to book are worn lead at chimneys and abutments and leaning or weathered chimney stacks, across flat roofs, chimney stacks and natural slate.

After the inspection, everything we found is written up as a written report with photographs. On timing, it normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roof surveys across GU16: local notes

GU16 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in GU16.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in GU16 are where it usually shows.

Frimley: If you let a flat or house near Frimley station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces like Frimley Lodge Park can get more leaves in their gutters in autumn.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot.

What to check before booking

  • What the report includes, and whether it has photos
  • Whether any drone flown is registered with the CAA
  • When you’ll get the report
  • Whether the price includes VAT

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Have details of recent roof work to hand
  • Ask about a flat roof on an extension or garage too
  • Clear the loft hatch area before we arrive
  • Photograph stains when they appear

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.

Do not block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Honest limits

To be straight with you, a roof survey has limits:

  • A promise that the roof will not leak in future
  • A full building survey of the property
  • A structural engineer’s report

Signs you need a roof survey

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

Look out for signs like these:

  • Worn lead at chimneys and abutments
  • Gaps in the roof where coverings have gone
  • Leaning or weathered chimney stacks
  • Debris building up in roof valleys

FAQs for GU16

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
