Our roof survey service in GU18

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey flat roofs, the roof space and clay and concrete tiles, and people most often book us about water stains on rafters and ceiling joists and slipped, cracked or missing slates and tiles.

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How our prices work

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Homes and roofs across GU18

GU18 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in GU18 are where it normally shows.

Lightwater: For an older house near a landmark such as All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Bagshot station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Landlords, agents and block managers in GU18

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form.

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Roof by roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time.

Before booking any surveyor

  • Their track record with similar roofs
  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos
  • How long the report takes to arrive

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Signs you need a roof survey

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Typical things we’re asked to look at include:

  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles
  • Worn or blocked valleys
  • Lifted, split or missing lead flashings

Your questions about roof surveys in GU18

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.

How much does a roof survey cost in GU18?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Do you work in GU18?

Yes. Our area covers London and South East England, GU18 included.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
