How a roof survey works in GU19

Our roof surveys cover GU19 and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, call 07833 053749 or send us an email. We survey clay and concrete tiles, the roof space and ridges, hips and valleys, and common reasons people get in touch are cracked mortar along the ridge and leaking gutter joints and downpipes.

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What affects the price in GU19

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Homes and roofs across GU19

Homes across GU19 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in GU19.

Our area covers London and the South East, including GU19. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Bagshot: If you live near a park such as Bagshot Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Landlords with a home close to Bagshot station may find that the gap between tenancies is a good time to have the roof looked at.

What this survey cannot tell you

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Clear the loft hatch area before we arrive
  • Keep the report with your property records
  • Watch for slipped slates after bad weather
  • Gather any paperwork for past roof work

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

What a survey costs

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details

For a price for your roof in GU19, call 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.

Questions from GU19

Do you go up on the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. The report includes photos and recommendations.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the price for the job before booking. To get a price, phone 07833 053749 or email us.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
