Thermal imaging roof survey in Bagshot, Surrey
Thermal imaging to find moisture and heat loss patterns in a roof for Bagshot and the rest of Surrey. We survey seven days a week.
- Cold spots on ceilings under the roof
- Patches of heat loss across the roof
- Missing or slipped insulation
When to book a survey in Bagshot
Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.
We’re often asked to look at:
- Cold spots on ceilings under the roof
- Missing or slipped insulation
- Damp around chimneys and parapets
- Water that travels before it shows
Take an older house close to The Brook Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
Before you book any roof surveyor
- Their track record with similar roofs
- What’s outside the scope of the survey
- Whether you can ask questions once you have the report
- Whether the loft is part of the inspection
How a thermal roof survey works in Bagshot
Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you are worried about ceilings that feel colder in places and damp patches with no obvious cause, we can find out what’s behind it.
In smaller places like Bagshot, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from the ground.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Bagshot
Do you carry out roof surveys in Bagshot?
We do. Every survey there gets the same written report with photographs.
Is my home in Bagshot listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What happens after the survey?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
How much does a thermal roof survey cost?
It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
Letting agents and landlords in Bagshot book surveys as well as householders. The report gives you a dated record of the roof, with photographs.
How it works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there often is around Bagshot, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photos and our recommendations.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Mention any parking restrictions on your street
- Jot down any questions you want answered

Flying and imaging in Bagshot
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
For site and facilities teams at buildings such as Bagshot Infant School, a drone or thermal camera can show a large roof in a single visit.

Useful tips for Bagshot property owners
From years of surveys, a few habits stand out:
- Don’t switch the heating off before the visit
- Take photos of stains as they appear, so we can compare
- Do not climb onto the roof to look for leaks yourself
- Clear a path to the loft hatch before we arrive
If the images suggest moisture that cannot be confirmed, we’ll say what would help next, like electronic leak detection or opening up a small area.
Consider a repeat survey after major work on the roof in suitable weather.
