Gutter survey in Bagshot
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. If you are worried about water spilling over the gutter edge and soffits marked by water, a survey will tell you what’s going on, whatever the roof.
Around Bagshot, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
What we cannot see
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Gutters out of sight from every safe vantage point
- Pipes below ground level
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

Why it is worth a survey now in Bagshot
A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. Homes in smaller places like Bagshot can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Do you need a gutter survey in Bagshot?
A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.
Things that often lead to a survey include:
- Hoppers and outlets full of debris
- Cracked or loose downpipes
- Fascia boards damaged by overflowing water
- Joints that drip after rain
Living close to Bagshot Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
What to check before booking
- What insurance they carry
- Whether you can ask questions once you have the report
- How much experience they have with roofs like yours
- Whether the roof space is looked at, where there is one
Gutter surveys in Bagshot: local notes
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
For site and facilities teams at buildings like Bagshot Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Bagshot station, the gap between tenancies is a good time to have the roof looked at.

How we price gutter surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
Getting in touch
We’ll normally ask about:
- Any deadline, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- How the loft is reached, if there is one
- Any stains, drips or damp patches you’ve seen indoors
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

Common questions in Bagshot
Do you survey roofs for landlords with property near Bagshot station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.
Will you come out to Bagshot?
Yes. Bagshot is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How long will you be on site?
It usually takes between one and two hours at most homes, or half a day or so for a commercial building. You will know roughly how long when we arrange the visit.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
What happens next?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you survey at weekends?
Yes, weekend visits are possible as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.
Is a CCTV drain survey included?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours for most houses, and more on a big or complicated roof. Parking around Bagshot is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a written report with photos and recommendations.
