Gutter surveys for homes and businesses in West End

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about blocked outlets and hoppers and gutters overflowing in heavy rain, a survey will tell you what’s going on, on fascias and soffits, outlets and hoppers and valley gutters alike.

In a smaller place like West End, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

West End: your questions answered

Does a conservation area affect roof work in West End?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Brookwood station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you test soffits or gutters for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What does a gutter survey cost?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or use the contact form.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

What a gutter survey looks like in West End

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live near a park such as Brentmoor Heath, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you own a rental within reach of Brookwood station, a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places such as The Peacocks, a dated report on the roof is useful for planning and for any lease discussions.

Leave it or get it looked at?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Blocked gutters on homes around West End overflow and soak walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Why book us in West End

  • Prices that include VAT
  • An independent look at the roof
  • Customer satisfaction of 98%
  • Drones and thermal imaging where applicable

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check for spilling water in a downpour
  • Check downpipe clips are holding
  • Book gutter clearing once a year, more frequently near trees
  • Check from the ground or a window, not a ladder

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

What a survey costs

To price your survey, we check:

  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Booking your survey

What helps most when you contact us:

  • Anything about access we should know
  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

To arrange a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to West End is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Before we arrive

  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at

Arrange a survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Related advice

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
