Gutter survey in Penny Pot, Surrey
We take a careful look at the gutter at your property in Penny Pot, and put it all in a report with photos.
- Gutters overflowing in heavy rain
- Dripping or leaking gutter joints
- Rotten fascias or stained soffits
About our gutter survey in Penny Pot
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. Common reasons to book are choked outlets or hopper heads and gutters full of debris and silt, across fascias and soffits, eaves gutters and outlets and hoppers.
In a small place like Penny Pot, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Leave it or get it looked at?
It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. Where a roof is exposed, as many are in small places like Penny Pot, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

- Rot or damp concealed behind fascias or inside walls

Do you need a gutter survey in Penny Pot?
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.
Common reasons to book include:
- Leaking or loose downpipes
- Leaks at the gutter joints
- Overflowing valley or parapet gutters
- Gutters that have fallen out of line
Take an older house close to Church of St Lawrence: old fixings, lead flashings and tall chimneys are typical of older roofs.

What a gutter survey looks like in Penny Pot
Historic houses such as Botleys Mansion, about 4.4 miles north-east, show how far back building in the area around Penny Pot goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Trees in and around Milford Green and Coxhill Green shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you let a flat or house near Brookwood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Common questions in Penny Pot
Do you cover smaller places like Penny Pot?
Yes. Penny Pot is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Is my home in Penny Pot listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
What do I do with the report?
You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, call 07833 053749 or email us.
How the survey changes by roof type
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Somewhere as small as Penny Pot, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the loft space, where there is safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
How to prepare
- For a flat or shared roof, check access with whoever owns or manages the building
- Gather any invoices or paperwork from past roof work
- Keep pets out of the way during the survey
