Lucas Green Gutter Survey
Need a gutter survey in Lucas Green? We can help, with a written report you can act on. Weekday and weekend visits available.
- Blocked outlets and hoppers
- Dripping or leaking gutter joints
- Brackets that have dropped or snapped
Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Check for spilling water in a downpour
- Check that downpipes are firmly fixed to the wall
- Get trees that overhang the gutters trimmed
- Check from ground level or a window, not a ladder
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
About our gutter survey in Lucas Green
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. Common reasons to book are downpipes that are split or coming away and fascia boards damaged by overflowing water, across outlets and hoppers, downpipes and parapet and box gutters.
Some older homes in villages like Lucas Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roofs, chimneys and gutters in Lucas Green
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Homes near green spaces like Bisley and West End Commons can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a building like Bisley CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Somewhere as small as Lucas Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Before the survey
- Make sure the loft hatch can be reached
- For flats, check roof access has been agreed
- If you are buying, let the agent know when we are coming

Lucas Green questions
How do I find out if my home in Lucas Green is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near Brookwood station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details.
Do you survey underground drains?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
Does the season matter for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

When to book a survey in Lucas Green
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
Signs worth acting on include:
- Sagging gutters and loose brackets
- Overflowing valley or parapet gutters
- Choked outlets or hopper heads
- Downpipes that are split or coming away
If you own a rental within reach of Brookwood station, a dated record of the roof is useful when planning maintenance across a let.
Before you book any roof surveyor
- Are they insured for the work?
- Whether any drone flown is registered with the CAA
- Which limits apply to the survey
- Whether VAT is in the quoted price
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of gutters that can’t be seen safely
- Asbestos testing of old gutters, downpipes or soffits
- The inside of buried drains
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
