About our chimney survey in Lucas Green

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. If you are worried about gaps where the stack meets the roof and unused flues sealed without airflow, we can find out what’s behind it, whatever the roof.

In a small place like Lucas Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

FAQs for Lucas Green

Do you cover smaller places like Lucas Green?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Lucas Green is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a chimney survey does not cover

It is useful to know what a survey will not do before booking:

  • What’s inside the brickwork or behind render, without opening up
  • Areas we cannot view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or email us and we will recommend the right survey before you book. The full list of what we check.

What we check

  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls

Roof by roof

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Leave it or get it looked at?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Older and listed buildings around Lucas Green may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Lucas Green homes and their roofs

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you run a business near The Peacocks, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live in an older home near Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park like Bisley and West End Commons, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two at a house, as part of a look at the roof around the stack. For a village or hamlet like Lucas Green, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Point out any leaks or damp patches
  • Check the loft hatch can be reached
  • Let us know about parking near the property
