Chimney surveys near Bisley

Different roofs, different checks

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check them and at the stack in the loft where there’s safe access.

How a chimney survey works in Bisley

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. Common reasons to book are signs that a stack is leaning and damaged chimney pots and cowls, on flaunching, shared and party-wall stacks and brick chimney stacks.

In a smaller place like Bisley, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two for most homes, a little longer where there are several stacks. Homes around Bisley often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Leave side gates unlocked

Arrange a survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Landlords, agents and block managers in Bisley

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you contact us

To price your survey accurately, we’ll ask about:

  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property

Once you know what you need, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Bisley: your questions answered

Do you survey roofs for landlords with property near Brookwood station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.

Is Bisley within the area you cover?

Yes. Bisley is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Should I worry about a leaning stack?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • File photos of the stacks with your home records
  • Glance at the stacks from the street now and then
  • Do not use a ladder to reach the stack yourself
  • Have brackets on the chimney checked

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Local roofs in Bisley

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Brookwood station may find that a dated record of the roof is useful when planning maintenance across a let. Trees in and around Bisley and West End Commons shed leaves that can end up in nearby gutters. Shop and office owners around The Peacocks may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Tradespeople may need to travel further to a smaller place like Bisley, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
