DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

How a drone roof survey works in Bisley

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. We survey tall and steep roofs, flat roofs on upper floors and fragile roofs, and people most frequently book us about flat roofs on upper floors that hold water and debris building up in hidden gutters.

Older cottages and houses around Bisley may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we’re there. For a survey in Bisley, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Jot down any questions you want answered
  • Show us where any leaks or stains appear

Airspace, weather and Bisley roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

For businesses in and around places such as The Peacocks, thermal images can show trapped moisture across a wide commercial roof. For site and facilities teams at buildings such as Bisley CofE Primary School, big roofs are where aerial photos and thermal images show the most at once.

What we are asked to look at in Bisley

Walking on some roofs does more harm than good. Old slates and clay tiles crack underfoot, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.

Most people get in touch when they’ve noticed one of these:

  • Wind damage high on the roof
  • Tired mortar and pots at the top of a stack
  • Flashings that have come away
  • Debris building up in hidden gutters

The streets around a church like Church of St John the Baptist are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What to check before booking

  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long the report takes to arrive
  • Will the report include photos?

What we need to know

  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • When you need the report by

Bisley questions

Will you come out to Bisley?

Yes, Bisley is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Bisley is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you climb onto every roof?

Only if it is safe. We inspect what can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the drone show the underside of the roof?

No. It sees only the outer surfaces. The underside tells us things the drone cannot, so we inspect the loft space as well where access is safe.

Does the weather affect a drone survey?

We do not fly in high wind or heavy rain. The weather on the day decides whether the drone goes up. If we can’t fly, we’ll arrange another day.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention anything you’ve noticed on the roof
  • Expect a little longer if permission is needed
  • Give us the full address so we can check the airspace
  • Expect us to rearrange if it is too windy or wet

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year.

After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone survey can show what has shifted.
