Roof leak investigations for homes and businesses in Bisley
Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey lead flashings, slate and tile slopes and valleys and parapet gutters, and the problems we’re asked to look at most are damp underlay across a wide area and water dripping from rafters or underlay.
Around Bisley, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later.

Why get it checked now?
A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. On a bungalow or cottage around Bisley, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Checking the roof from ground level
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Bisley questions
Does a conservation area affect roof work in Bisley?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Bisley?
Yes. Bisley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
What’s the best way to book?
It is easiest to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we will recommend the right survey. Surveys run on any day of the week.
Can you always find the source?
We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.

What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Water from pipes, tanks or heating systems
- A promise to find every leak on a single visit
- Carrying out the fix
If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before booking. What our survey covers.

For landlords and managing agents
Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Letting agents and landlords in Bisley book surveys as well as householders. The report gives you a dated record of the leaking roof, with photos.
Roof leak investigations in Bisley: local notes
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you live in an older home near Church of St John the Baptist, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Brookwood station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Homes near green spaces such as Bisley and West End Commons can get more leaves in their gutters in autumn.

Different roofs, different checks
Chimney stacks
A stack has several possible ways in for rain. We check each one as far as we can safely see.
Flat roof upstands and outlets
Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.
What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Parking around Bisley is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
