Landlord roof survey in Bisley
We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the roof space where there’s safe access. We survey gutters and downpipes, rented houses and converted houses, and common reasons people get in touch are failed flashings at walls and chimneys and parapets and upstands in poor repair.
Trees around homes in smaller places like Bisley drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Hold on to old reports to compare later
- Put urgent roof work at the top of the list
- Book gutter clearing at least once a year
- Don’t store items over the loft hatch
We do not advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
Landlords, agents and block managers in Bisley
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Roofs, chimneys and gutters in Bisley
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you let a flat or house near Brookwood station, the gap between tenancies is a good time to have the roof looked at. If you live near a park such as Bisley and West End Commons, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Bisley CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Bisley questions
Will you come out to Bisley?
Yes, Bisley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs for landlords with property near Brookwood station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Can you survey in bad weather?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you climb onto every roof?
Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Can you survey at the weekend?
Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or send us an email.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.
Honest limits
It’s a careful look at the let or shared roof, not the whole story. The main limits are:
- Confirming asbestos in older roof materials
- A full building survey of every part of the property
- Areas behind locked flats or blocked hatches
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

How it works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes an hour or two at most homes, and about three to four hours for a commercial roof. Parking around Bisley is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
How to prepare

Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
