Landlord roof surveys for homes and businesses in West End
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey rented houses, shared roofs and flat roofs on blocks, and people most frequently book us about missing or loose roof coverings and splits and blisters in flat roof coverings.
In a smaller place like West End, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Keep past survey reports with the building’s records
- Ask your managing agent about lease terms
- Make leak reporting easy for tenants
- Act on high-priority defects quickly
Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.
Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.
Common roof problems in West End
Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.
It is worth booking a survey if you’ve seen:
- Damp or stains in top-floor flats
- Parapets and upstands in poor repair
- Slipped or missing slates and tiles
- Failed flashings at walls and chimneys
For an older house near a landmark such as Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking anyone
- What experience they bring
- Whether you can ask questions once you have the report
- What the survey will not cover
- Whether any drone flown is registered with the CAA
Different roofs, different checks
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. We note what we can see.
Party-wall upstands and parapets
Parapet walls often hide gutters behind them. They’re checked where safe access allows.
How we price landlord roof surveys
Prices vary from roof to roof, and it comes down to:
- The number of roofs, including extensions and garages
- Roof area
- Basic, Standard or Premium
- The type of building, from a house to a block or an office
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
There is no need for technical words. Just tell us:
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work
- Where water is showing inside, if it is
- Any deadline, such as an exchange date
When you are ready to go ahead, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Checking the roof from ground level
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
West End: your questions answered
Is West End within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
I let a flat near Brookwood station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
What’s the best way to book?
To book, ring 07833 053749 or send us an email and let us know the address and what you need to know. We will confirm the price and agree a day with you.
Do you survey roofs shared between flats?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.
Will you walk on the roof?
Only if it is safe. We check everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs aren’t included but it gives contractors a clear brief.
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a typical home, and more on a big or complicated roof. Some parts of a survey depend on the weather, so a visit to West End is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before we arrive
- Move anything stored under the loft hatch
- If you’re buying, check with the agent that we can get in
- Make sure we can get to the back of the property
Getting a price
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.

Local roofs in West End
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
Take a building like Holy Trinity CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around The Peacocks may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
