About our roof leak investigation in West End
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe viewpoint. Typical surveys look at drips in the loft during heavy rain and leaks at a dormer or roof window, on slate and tile slopes, valleys and parapet gutters and lead flashings.
In older homes around places like West End, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Check whether pipes or tanks run near the stain
- Catch drips in a bucket and protect the floor
- Clear the loft hatch so we can get in
- Keep a photo record of the damp patch
With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

DIY checks: what’s safe
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
West End roofs and the weather
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.
If you own a rental within reach of Brookwood station, a clear finding on where water gets in helps you brief a roofer straight away. Trees in and around Brentmoor Heath shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
West End is about 3 miles north-west of Woking, in Surrey. In West End, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey, from the larger towns to small villages. We also survey roofs in Guildford.

What we are asked to look at in West End
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.
Here are some of the things we see often:
- Damp walls below an overflowing gutter
- Damp on a chimney breast
- Drips in the loft during heavy rain
- Leaks below a flat extension roof
For businesses in and around places such as The Peacocks, a leak can close part of a shop or office, so finding the cause quickly matters.

Questions from West End
Will you come out to West End?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you carry out roof surveys in West End?
Yes, West End is within the area we cover. Our area covers London and the South East. Just phone 07833 053749 or drop us an email and tell us about the property, and we’ll talk through which survey suits.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Why is not the leak directly above the stain?
Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.
Roof by roof
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
How the survey works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. A visit to a smaller place like West End is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Agree roof access with the managing agent if it is shared
- Keep pets inside or away from the areas we are looking at
How to book
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, phone 07833 053749 or email us.
Advice
What a roof leak investigation does not cover
It is a careful look at the leaking roof, not the whole story. The main limits are:
- An intermittent leak that shows no trace on the day
- Structural calculations (that’s a structural engineer’s job)
- Faults hidden behind ceilings or boarding
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.
