Prices for roof leak investigations in Donkey Town

Our packages start from £150, including VAT. The price for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, like a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.

Roof leak investigation in Donkey Town: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We are often asked to look into brown rings on upstairs ceilings and condensation that looks like a leak, on chimney stacks, rooflights and dormers and valleys and parapet gutters.

In a village or hamlet like Donkey Town, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere as small as Donkey Town, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Check we can get to the back of the property
  • For flats, make sure roof access has been agreed

Why act early in Donkey Town

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That is often what breaks the cycle. Where a roof is exposed, as many are in small places like Donkey Town, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Donkey Town questions

Is my home in Donkey Town listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Donkey Town?

Yes, Donkey Town is one of the places we work. Every survey there gets the same written report with photos.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is the repair included in the leak investigation?

A leak investigation finds and reports the likely source. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Leaks and storm damage in Donkey Town

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you live in an older home near Holy Trinity, lead flashings, valleys and old chimneys are typical places for water to get in. Anyone responsible for a site like Gordon's School will know that a leak through a large roof is often found some distance from where the water shows inside.

What we’re asked to look at in Donkey Town

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, often well away from where it shows.

We are often asked to look at:

  • Leaks at a dormer or roof window
  • Staining around the chimney inside
  • Ceiling stains that grow after rain
  • Staining where a gutter or parapet meets the wall

Trees in and around Brentmoor Heath shed leaves that can end up in nearby gutters.
