About our storm damage roof report in Donkey Town

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. Typical surveys look at damaged flat roof membrane and new damp or leaks inside, on chimney stacks, flat roofs and gutters and fascias.

Roofs in small places like Donkey Town often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

When to book a survey in Donkey Town

Gusts work at anything on a roof that is loose or exposed. Rain can then blow in where slates or tiles have gone. People typically call us after a storm, once they’ve noticed damage or a leak.

We are often asked to look at:

  • Broken or displaced guttering
  • Holes or cracks caused by debris
  • Lead lifted at abutments
  • Slipped or missing slates or tiles

Landlords with a home close to Bagshot station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What to expect from a roof survey

What we look for on each type of roof

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We record what we can see of the fixings.

Flat roof coverings

Lifted trims and laps are common after a storm. We check whether the damage is recent or older.

How it works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. The survey typically takes about one to two hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Donkey Town often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photographs for you to share with your insurer.

Getting ready for the survey

Advice

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Leaks and storm damage in Donkey Town

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these roof types has its own typical places for water to get in.

If you live in an older home near Holy Trinity, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a building such as Gordon's School, a leak through a large roof is often found some distance from where the water shows inside.

FAQs for Donkey Town

Will you come out to Donkey Town?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Donkey Town is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

My storm claim was turned down. What now?

Complain to your insurer first. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, though we cannot predict the outcome.
