Gutter survey in Donkey Town

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Common reasons to book are leaves and moss blocking gutters and overflowing valley or parapet gutters, across downpipes, valley gutters and parapet and box gutters.

In a village or hamlet like Donkey Town, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Older roofs in small places like Donkey Town can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • For flats, make sure roof access has been agreed
  • Gather any invoices or paperwork from past roof work

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Different roofs, different checks

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what is not.

Donkey Town questions

Does a conservation area affect roof work in Donkey Town?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Bagshot station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details, and we will talk through which survey suits.

How do I book a survey in Donkey Town?

To book, phone 07833 053749 or send us an email and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will plan the survey around it.

Do you survey underground drains?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you work in Donkey Town?

Yes. We survey roofs across London and South East England, and that includes Donkey Town.

What we are asked to look at in Donkey Town

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

Common reasons to book include:

  • Overflowing eaves gutters
  • Soffits marked by water
  • Choked outlets or hopper heads
  • Brackets that have dropped or snapped

If your house is among the older ones in the streets near Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Whether the inside of the roof is included

What’s in a roof survey

What a gutter survey looks like in Donkey Town

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Homes near green spaces like Brentmoor Heath can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For site and facilities teams at buildings like Gordon's School, large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year
  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed

For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
