About our gutter survey in Guildford

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’ve noticed fascia boards damaged by overflowing water and joints that drip after rain, a survey will tell you what’s going on, whatever the roof.

A place the size of Guildford has roofs of every age and type, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Guildford

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

These are some of the problems a survey can pick up:

  • Blocked outlets and hoppers
  • Overflowing valley or parapet gutters
  • Leaking or loose downpipes
  • Joints that drip after rain

Landlords with a home close to London Road (Guildford) station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

  • Is VAT included in the price?

What’s in a roof survey

Roofs, chimneys and gutters in Guildford

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 0.9 miles south lies Guildford Castle, a reminder of how long the area around Guildford has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building like Sandfield Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we can’t see

It is a careful look at the gutter, not the whole story. Its limits include:

  • What’s hidden inside a downpipe
  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits

What happens if roof problems are left?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. In a place with as many rented homes as Guildford, small roof faults often turn into tenant complaints. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

How the survey changes by roof type

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

How the survey works

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a place the size of Guildford, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, and the visit is planned around that.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Advice

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just call 07833 053749 or drop us an email for a price.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

When is the best time for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
