How a gutter survey works in Jacobs Well
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so, with a suggested next step. We survey eaves gutters, valley gutters and parapet and box gutters, and common reasons people get in touch are leaks at the gutter joints and leaves and moss blocking gutters.
Some older homes in villages like Jacobs Well are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

- Whether there is a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- Where the property is, with the postcode
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.
How it works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. For a village or hamlet like Jacobs Well, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a photo-illustrated written report and recommendations.
Before we arrive
- Have any paperwork from past roof work to hand
- Mention any parking restrictions on your street
- If you are buying, let the agent know when we’re coming

Questions from Jacobs Well
How do I find out if my home in Jacobs Well is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is Jacobs Well within the area you cover?
Yes, Jacobs Well is on our map. A small place gets exactly the same survey as a big one.
How long does a gutter survey take?
A visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when booking.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Does the report include photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What this survey cannot tell you
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Parts of gutters that cannot be seen safely
- Underground drains, which need a CCTV drain survey
- Blockages deep inside downpipes
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

- Get the gutters cleaned out every year
- Look for downpipes coming loose
- Ask for valleys and parapet gutters to be cleared too
- Watch the gutters during heavy rain

What a gutter survey looks like in Jacobs Well
About 2.3 miles south lies Guildford Castle, a reminder of how long the area around Jacobs Well has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near St Peter's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Worplesdon station, the gap between tenancies is a good time to have the roof looked at.
