If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Guildford Castle about 2.3 miles south, Jacobs Well sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

About our pre-purchase roof survey in Jacobs Well

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. Common reasons to book are worn or lifted lead flashings and cracked flaunching or crumbling chimney pointing, across gutters and downpipes, lead flashings and valleys and the roof space.

Somewhere as small as Jacobs Well, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Jacobs Well: your questions answered

Is my home in Jacobs Well listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Jacobs Well within the area you cover?

Yes, Jacobs Well is on our map. Villages and rural addresses get the same survey as a town house.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

What a pre-purchase roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Confirmation of asbestos in cement sheets or soffits
  • Faults hidden behind ceilings, boards or coverings
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey usually takes about one to two hours at a typical house, with time for the loft where it can be reached. Somewhere like Jacobs Well needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone

Getting in touch

Before you get in touch, it’s useful to have:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • What kind of property and roof it is

Surveys for landlords and agents in Jacobs Well

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Ask when the roof was last worked on
  • Ask who repairs the roof under the lease
  • Book once your offer is accepted
  • Share the report with your solicitor

It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

Signs you need a pre-purchase roof survey in Jacobs Well

Buildings put up or refurbished before 2000 may contain asbestos. It’s frequently found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

Signs worth acting on include:

  • Gaps where slates or tiles have come loose
  • Gutters that overflow or drip at the joints
  • Chimney mortar that has eroded
  • Quick fixes on flashings and valleys

If your house is among the older ones in the streets near St Peter's Church, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • What experience they bring
  • Their drone registration, if they fly one
