Roof survey in Jacobs Well: what you get

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’re worried about cracked mortar along the ridge and torn or sagging underlay, a survey will tell you what’s going on.

In a small place like Jacobs Well, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see

In fairness, a roof survey has limits:

  • A structural engineer’s report
  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What we look at

  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Ridges, hips and valleys

Jacobs Well questions

I let a flat near Worplesdon station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

How do I find out if my home in Jacobs Well is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Is Jacobs Well in your area?

Yes. We survey roofs in Jacobs Well and the rest of Surrey. For a price, call 07833 053749 or drop us an email.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a photo-illustrated written report and recommendations.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space, and Premium includes a drone where applicable.

Roof surveys in Jacobs Well: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you run a business near The Peacocks, a roof report helps plan work around trading rather than after a leak. Historic houses such as Guildford Castle, about 2.3 miles south, show how far back building around Jacobs Well goes. On a period home nearby, the survey separates sound original work from tired later repairs. For an older house near a landmark such as St Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Jacobs Well is about 1 mile north of Guildford, in Surrey. In Jacobs Well, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey, from the larger towns to small villages.

Surveys in GU4 are booked the same way as anywhere else. You will find streets such as Douglas Close, Barnett Row and Queenhythe Crescent, all of which we cover. If you are just outside Jacobs Well, we cover Bellfields (1 mile south-west), Sutton Green (1 mile north-east), Burpham (1 mile south-east), Stoughton (1 mile south-west) and Pyle Hill (1 mile north). Within a short drive, we also cover Woking (3 miles north), Camberley (8 miles north-west), Epsom (14 miles east), Farnham (11 miles west), Ewell (15 miles north-east) and Egham (11 miles north).

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Jacobs Well, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How we price roof surveys

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • Roof area

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to tell us when you contact us

There’s no need for technical words. Just let us know:

  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • Your postcode, so we can check access and travel

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Take photos of any leaks as they happen
  • Clear the loft hatch area before we arrive
  • Leave roof access to professionals
  • Let us know about past leaks

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
