Roof survey in Sutton Green: what you get

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you are worried about ponding, splits or blisters on flat roofs and worn or blocked valleys, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the roof as we found it on the day. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Your questions about roof surveys in Sutton Green

Is Sutton Green within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Sutton Green is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you look at a roof that is joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Do you go up on the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

How do I book a survey in Sutton Green?

Just ring 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How long does the visit take?

The visit typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing as you book.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Leave roof access to professionals
  • Check the roof from ground level after storms
  • Take photos of any leaks as they happen
  • Let us know about any leaks or stains you’ve seen

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Sutton Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • If you are buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we are looking at

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Roof surveys in Sutton Green: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

With Clandon Park about 3 miles south-east, the area around Sutton Green has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. The streets around a church like All Souls' Church are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you run a business near The Peacocks, a roof report helps plan work around trading rather than after a leak.

What a roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
