Roof Survey in Send

We take a careful look at the roof at your property in Send, and put it all in a report with photos.

  • Blocked, sagging or leaking gutters
  • Slates or tiles that have slipped or broken
  • Loose chimney pots

Roof surveys for Send homes and businesses

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Roof survey in Send

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, the roof space and natural slate, and people most frequently book us about gutters that overflow in heavy rain and water stains on rafters and ceiling joists.

In a smaller place like Send, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Why get it checked now?

A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Homes in smaller places like Send can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Send homes and their roofs

Historic houses such as Clandon Park, about 2.9 miles south, show how far back building in the area around Send goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces such as White Rose Lane can get more leaves in their gutters in autumn. The streets around a church such as St William of York are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Send

Do you survey roofs for landlords with property near Clandon station?

Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Do you cover smaller places like Send?

Yes. Send is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

How long does a roof survey take?

The visit usually takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. We’ll give you an idea of timing as you book.

Will the report say how many years my roof has left?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes between one and two hours for most homes, depending on how many separate roofs there are. A visit to Send is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand

What a roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Faults hidden behind ceilings or boarding
  • A promise that the roof won’t leak in future
  • Walls, floors and services below the roof

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • The roof space

Signs you need a roof survey in Send

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Slates or tiles that have slipped or broken
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain

If you run a business near The Peacocks, a dated report on the roof is useful for planning and for any lease discussions.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • Will the report include photos?
  • Whether the price includes VAT
  • Their track record with similar roofs

  • Chimneys, valleys, parapets and other details
  • House, block, shop or office
  • How big the roof is

Getting in touch

  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window

Once you know what you need, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
