Roof Survey in Send Marsh
A roof condition survey for homes and buildings in Send Marsh. We’ve completed more than 5,000 surveys across London and South East England.
- Gutters that overflow in heavy rain
- Slates or tiles that have slipped or broken
- Ponding, splits or blisters on flat roofs
Tips that help
There is plenty you can do without going near the roof. Here’s what helps most:
- Include dormers, porches and garages as you book
- Find records of any re-roofing or repairs
- Make sure we can open the loft hatch
- Keep the report with your property records
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
Roof survey in Send Marsh
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, the roof space and ridges, hips and valleys, and common reasons people get in touch are leaking gutter joints and downpipes and ponding, splits or blisters on flat roofs.
In a village or hamlet like Send Marsh, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Your questions about roof surveys in Send Marsh
Can a landlord with a rental near Clandon station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Send Marsh listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
How long will you be at the property?
Allow about 1–2 hours for most houses, or half a day or so for a commercial building. We’ll give you an idea of timing when you book.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
How the survey changes by roof type
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.
Roof surveys in Send Marsh: local notes
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near St William of York, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to White Rose Lane is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you run a business near The Peacocks, a dated report on the roof is useful for planning and for any lease discussions.

How the survey works
Every roof is different; as a rough guide, the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Older roofs in small places like Send Marsh can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- We email a photo-illustrated written report and recommendations.
Getting ready for the survey
- Move anything stored under the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- Keep pets out of the way during the survey

Why act early in Send Marsh
A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. For an older or listed building in a place like Send Marsh, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
