Our roof survey service in GU23
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey flat roofs, the roof space and ridges, hips and valleys, and people most often book us about slipped, cracked or missing slates and tiles and standing water on a flat roof.
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours at a typical home, or half a day or so for a commercial building.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Roof surveys across GU23: local notes
Owners across GU23, from West Horsley, Send and Burntcommon to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in GU23 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.
Send: Shop and office owners around The Peacocks may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building like Send CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
What affects the price in GU23
A few things affect what a survey costs:
- Which survey package you book
- The type of building, from a house to a block or an office
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Booking your survey
There is no need for technical words. It’s enough to tell us:
- Where any leaks, stains or damp patches show inside
- Whether there’s a loft hatch, a shared roof or tricky access
- Your postcode, so we can check access and travel
- What made you get in touch
When you are ready to go ahead, call 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.
What a survey doesn’t cover
In fairness, a roof survey has limits:
- Structural calculations (that is a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors and services below the roof
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Mention any flat roofs as well as the main roof
- Do not climb onto the roof yourself
- Keep a record of damp patches and dates
- Gather any paperwork for past roof work
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
How the survey changes by roof type
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Landlord and commercial surveys in GU23
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Common questions in GU23
How much does a roof survey cost in GU23?
Prices start from £150, including VAT. You’ll know the price for your survey before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
