Landlord and commercial surveys in Wisley

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Roof survey in Wisley: what you get

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. If you are worried about slates or tiles that have slipped or broken and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on, whatever the roof.

In a small place like Wisley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit typically takes between one and two hours for most homes, depending on how many separate roofs there are. Around Wisley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Point out any leaks or damp patches
  • Let us know about parking near the property
  • If it isn’t your property yet, arrange access through the agent

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or send us an email.

FAQs for Wisley

Do you survey roofs for landlords with property near West Byfleet station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.

Is my home in Wisley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you work in Wisley?

Yes. Our area covers London and South East England, Wisley included.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Signs you need a roof survey in Wisley

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

Problems we come across often include:

  • Torn or sagging underlay
  • Cracked or blistered flat roof coverings
  • Gaps in the roof where coverings have gone
  • Flashings that have come away from the wall

If you live near a park like Manor Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What a good roof survey covers

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we look for on each type of roof

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • If the survey needs thermal imaging or a drone
  • The size of the roof

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Getting in touch

To price your survey accurately, we will ask about:

  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window
  • The style of property, from a terrace to a block
  • Anything about access we should know

To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.

Local roofs in Wisley

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Byfleet Manor about 0.8 miles north-east, Wisley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Wisley Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
