Hatchford End questions
Is my home in Hatchford End listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I let a flat near Effingham Junction station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Do you inspect the roof from on top?
Only when it is safe. We also use views from the ground, windows and the loft space, and Premium includes a drone where it applies.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Roof survey in Hatchford End: what you get
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey flat roofs, the roof space and natural slate, and people most often book us about gaps in the roof where coverings have gone and leaning or weathered chimney stacks.
Somewhere as small as Hatchford End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we’re there. For a village or hamlet like Hatchford End, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- File the report with your home documents
- Check we can open the loft hatch
- Leave roof access to professionals
- Check the roof from the ground after storms
Keep the report with your property records. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
Hatchford End homes and their roofs
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you live near a park such as Manor Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you own a rental within reach of Effingham Junction station, a roof report helps you deal with small faults before they turn into a call from a tenant. Byfleet Manor lies about 1.7 miles north-west, so building around Hatchford End goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Why get it checked now?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. In a small place like Hatchford End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
