Roof surveys in Weybridge

About our roof survey in Weybridge

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Common reasons to book are condensation or damp timbers in the loft and loose ridge or hip tiles, on clay and concrete tiles, lead flashings and flat roofs.

Weybridge mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes frequently keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Leave it or get it looked at?

By the time water marks a ceiling, it is frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner. Around Weybridge, gutters that overflow soak the wall below, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

When you need someone else

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind

If in doubt, call 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Lead flashings
  • Natural slate
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs
  • Clay and concrete tiles

Common roof problems in Weybridge

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.

It is worth booking a survey if you’ve seen:

  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs

Living close to Woburn Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Before you book any roof surveyor

  • Is there a chance to talk the report through?
  • Whether the loft is part of the inspection
  • Their report turnaround times
  • Will the report include photos?

What a roof survey includes

Checking the roof from the ground

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Weybridge: your questions answered

Is Weybridge in the area you cover?

Yes, Weybridge is one of the places we work. The survey and report are the same in Weybridge as anywhere else.

Is my home in Weybridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you go up on the roof?

Only when it is safe. We also use views from ground level, windows and the roof space, and Premium includes a drone where applicable.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

Weybridge homes and their roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like St James CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Weybridge station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a visit in Weybridge, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photographs and recommendations.
