Roof survey in Brooklands
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey the roof space, ridges, hips and valleys and flat roofs, and the problems we’re asked to look at most are blocked, sagging or leaking gutters and slipped, cracked or missing slates and tiles.
Around Brooklands, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why it’s worth a survey now in Brooklands
Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner. In a smaller place like Brooklands, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at a typical home, and longer for a large or complex roof. In a smaller place like Brooklands, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

When you need someone else
In fairness, there are limits to any roof survey:
- A promise that the roof won’t leak in future
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.
What we check
- Chimney stacks
- Lead flashings
- The roof space
- Clay and concrete tiles
- Flat roofs
- Ridges, hips and valleys
- Natural slate
Do you need a roof survey in Brooklands?
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Here are some of the things we see often:
- Ridge tiles that have lifted or moved
- Cracked or blistered flat roof coverings
- Condensation or damp timbers in the loft
- Leaning or weathered chimney stacks
The streets around a church like Church of St Charles Borromeo are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for Brooklands
Do you survey roofs for landlords with property near Weybridge station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do you cover smaller places like Brooklands?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How long does a roof survey take?
The visit typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing as you book.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Different roofs, different checks
Natural slate
From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.
What a roof survey looks like in Brooklands
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Brooklands has a long history of building, with Byfleet Manor about 1.7 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Trees in and around Woburn Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you look after a building such as Heathside School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
